Apple Signs Mega Bengaluru Office Deal
iPhone maker Apple is doubling down on its India story. The tech giant has signed a blockbuster lease deal in Bengaluru, taking up a whopping 2.7 lakh sq. ft. of office space for the next 10 years, with a starting rent of ₹6.3 crore per month.

According to property data firm Propstack, the new office is housed in Embassy Zenith, where Apple has leased nine consecutive floors (5th to 13th) along with car parking facilities. The lease, effective from April 3, 2025, includes an annual rent escalation of 4.5%, which means Apple will end up paying more than ₹1,000 crore over the next decade in rent, parking, and maintenance charges.

The company has already made a security deposit of ₹31.57 crore, and the starting rent works out to ₹235 per sq. ft. per month.
This big move underscores Apple’s growing bet on India. The company is already the country’s largest mobile phone exporter, having shipped iPhones worth nearly ₹1.5 lakh crore in FY 2024-25. Bengaluru, along with Hyderabad, is home to several of Apple’s engineering teams.

Interestingly, the investment comes despite U.S. President Donald Trump’s criticism of Apple for expanding its India footprint instead of focusing more on U.S. operations.
Still, with a shiny new Bengaluru address, Apple seems all set to scale up its India operations and perhaps give Silicon Valley a little taste of Silicon Plateau.
